In March 2017 Trivallis began looking to potentially redevelop the block in Ty Isaf, Llanharry. It was identified that it was not meeting our standard of ‘providing high quality, affordable homes for local people’ and that the current costs of repairs were high.
We held an initial consultation with all tenants and retailers who could potentially be directly affected by any works to the property where an initial proposal was shown for consideration. This was a fact finding exercise and no decisions had been made. At no point had notice been served on any retailers.
Feedback from this initial consultation resulted in Trivallis carrying out a full review of the scheme and the options available.
Within this review, we looked at the potential impact upon livelihoods and the community. We held meetings with retailers to personally discuss circumstances and help evaluate any potential impact upon their business, finances and other commitments.
We are pleased to say that following the review, a decision has been made regarding the future of Ty Isaf.
As a result of the feedback we have received from tenants, leaseholders and the community of Llanharry, Trivallis will refurbish the block in Ty Isaf. There will be no demolition or rebuild.
Refurbishment of the block will enable retailers to remain in-situ when the works are being carried out, which will not affect trading.
This refurbishment will be a £140,000 investment from Trivallis to improve these facilities for the community.
2017/18 – Refurbishing the empty property - number 4 Ty Isaf
2018/19 – Renewal of the main roof; including rainwater goods, fascias, soffits and insulation to fix any condensation issues
2018/19 – Painting of the outside of the block
2018/19 – Refurbishment of the walkway and balcony
2018/19 – Renewal of the bathrooms of numbers 2,4 and 6 Ty Isaf
2018/19 - Mechanical ventilation installed in numbers 1, 3 and 5 Ty Isaf
As well as the refurbishment of the building, an independent valuation is to be undertaken to determine a fair market rent for the retail units. This is something we have discussed during consultation.
Following the valuation Trivallis will offer the retailers new leases based on the circumstances identified during consultation.
